The property is generally situated in the Ballynamona and Ballybaun areas of Ballyglunin, Abbeyknockmoy, Tuam , Co. Galway. The immediate surrounding area is largely agricultural in character with one-off houses interspersed throughout. The local area is an agricultural hinterland situated between Athenry and Tuam and within approx. 3 miles from Abbeyknockmoy village and 4 miles Monivea.

The area to this parcel of land is circa 9.587 Acres or thereabouts. These lands are mainly good quality lands and comprise mainly 4/5 paddocks with stone wall boundaries and are flat and undulating in nature and of good solid dry quality with limestone bedrock.

There is a small garden to the front of the lands with an old stone shed on its western boundary where it has access onto the local country road.

This parcel of land comprises we understand 9.87 Acres
These lands comprise a small irregular shaped plot of land and referred to as Plan G3YY and comprising circa 3.996 Ha / 9.87 Acres of mixed quality agricultural land being largely of rough and overgrown lands in nature. 3 miles Abbeyknockmoy and 4 miles Monivea.

LOT 2: Ballynamona circa 9.87 these lands are located on the main road between Monivea and Abbeyknockmoy, take the road down by the school in Monivea and keep going straight for about 3.5 miles or thereabouts (passing Watts Cross) and the lands are up the hill on the left hand side, near opposite some forestry.
